Fern Ridge, a 72-unit affordable housing community in Stayton, Oregon, opened in 2024 to provide much-needed homes for families and individuals in the region. Developed by Northwest Real Estate Capital, the project brings new housing options to a community where demand is high.
Lancaster Mobley supported the effort by preparing a Traffic Impact Study (TIS) for the site. Our work examined traffic volumes, trip distribution, sight distance, and left-turn lane warrants at the access driveway. This analysis helped ensure the new neighborhood could be connected safely and efficiently to the surrounding transportation system.
Fern Ridge is more than new housing—it’s an investment in community stability and resilience. By working alongside Northwest Real Estate Capital and other project partners, Lancaster Mobley contributed transportation expertise to help make the development function well for residents and the broader Stayton area, both now and in the future.
