Lancaster Mobley recently partnered with Walker Macy and TriMet on a planning study to explore redevelopment opportunities for two existing Park & Ride lots along E Burnside Street. Our team prepared a Site Access & Mobility Study that examined existing conditions, anticipated improvements, land use considerations, and preliminary Transportation Demand Management strategies. We also advised on the site Master Plan, evaluating the feasibility of transportation-specific issues to ensure redevelopment would be both practical and forward-looking.
This work supported TriMet’s Eastside Park & Ride Transit-Oriented Development Planning Study, completed in May 2025 and funded by a grant from the Federal Transit Authority’s Pilot Program for Transit-Oriented Development Planning. The study outlined concept master plans for the E 122nd/Menlo Park and E 181st Avenue Park & Ride sites, combining mobility analysis, market research, and community engagement to guide equitable and transit-supportive redevelopment.
By providing transportation expertise throughout the process, Lancaster Mobley helped establish a strong framework for transforming underutilized sites into vibrant, accessible communities that will better serve East Portland and Rockwood for years to come.
